Instant Loans UK - Quick Money

When confronted with an urgent expense, regular loans often do not fully address the issue. A regular loan involves exchange of large amounts, which makes credit checks pertinent. Such credit checks will be time consuming, thus increasing the time within which loan proceeds will become available for use. Instant loans solve the problem. Without the need for credit check, an instant loan advances cash within 24 hours or even less.

Therefore, instant loans in the UK are the best option when it comes to paying urgent expenses. It would be interesting to note why loan providers agree to advance instant loans immediately without credit check. Instant loans in the UK are of smaller amounts. Generally, these loans are secured against the next month's paycheque. Interestingly, the term of repayment of instant loans also spans to a month. The term can be even lesser, sometimes a few days. Consequently, the chances of loan provider losing the money advanced through instant loan are lesser. The loan provider will simply present the post-dated cheque (offered by the borrower) and recover the loan.

This explains the reason behind the dauntless approach of loan providers. The benefit extends to the borrowers too. While a bad credit borrower would have faced difficulties in qualifying for regular loans; in case of instant loans UK, he is considered at par with the good credit borrower. The terms on which instant loan is transferred to the bad credit borrower is more or less similar.

Instant loans are referred to as payday loans too. Since cash is advanced under the loan, it is also known as cash advance loan. Generally, loan provider will require borrower to fax certain documents in order to approve the loan. When the faxing requirement is done away with then the instant car loan is also known as no fax payday loans.

However, there are a certain prerequisites, which loan providers will insist on fulfilling. First, borrower must be employed and be over 18 years of age. It is the paycheque of borrower, which is the principal guarantee in instant loans. Second, borrowers must have a checking account. Instant loan proceeds will be deposited directly into the checking account. Moreover, loan provider can recover the loan amount from this checking account. Third, borrowers must receive their salary or remuneration through a direct debit in bank account. Finally, borrower must possess a chequebook. Loan providers adhere to differing policies by which they will allow non-fulfillment of the prerequisites.

As mentioned earlier, the amount advanced under instant loans in the UK is smaller. The amount ranges from £80 to £500 over a term of 14-18 days. When the term of repayment is fixed at 12 months, then borrowers are able to secure as much as £5000. People generally go for instant loans when they are over with their salary or remuneration and need funds to pay smaller routine expenses. The idea is to bridge the gap in resources until the next paycheque accrues.

If you are excited at the freedom from dependence on the limited salary that instant loans propose to offer, then the interest rates will come as a damper. The rate of interest or APR charged on instant loans is expensive. All short-term loans are costly, and instant loans are no exception. This will somewhat desist borrowers from using instant loans continually.

Instant loan providers in the UK are not regularized under the rules of FSA as mortgage lenders. Therefore, they will set fees on their own. The fees may be as high as £10 to £40 on a loan of £100. Borrowers must try to avoid loan sharks and hard moneylenders, who have a reputation of charging outrageously on instant loans. The option of instant loans must be kept in store until the emergencies. Before such emergencies arise, using instant loans would be more of an unwarranted expenditure, which could have been easily avoided.

Unsecured personal loan UK does not require a borrower to put any collateral against the loan. Tenants who do not own a home can enjoy the benefits of unsecured loans. Not only tenants, homeowners who do not want to keep their property at risk can also apply for an unsecured loan.

18 Ways to Reduce Your Mortgage Loan

1. Skip the introductory rate (Honeymoon)

Beware of lenders bearing gifts! Introductory or honeymoon rates have long been an important marketing tool for lenders. You are initially offered a cheap rate on your loan to get you in the door but once the honeymoon period is over, the lender will switch you to a higher variable rate of interest. An example of this is an Adjustable Rate Mortgage (ARM).

There are two problems with this scenario. First, the variable rate is often higher than some of the lower basic loans available so you could end up paying more. Second, you need to clearly understand that a honeymoon rate applies only for the first year or two of the loan and is a minor consideration compared to the actual variable rate that will determine your repayments over the next 20 or so years.

You may also be hit with fairly steep exit penalties if you want to refinance in the first two or three years to a cheaper loan. So make sure you fully understand what you are letting yourself in before setting off on a "honeymoon" with your lender.

2. Pay it off quickly

Time is money. There are all sorts of strategies for paying less interest on your loan, but most of them boil down to one thing: Pay your loan off as fast as you can. For example, if take out a loan of $300,000 at 6.5 per cent for 30 years, your repayment will be about be about $1,896. This equates to a total repayment of $682,632 over the term of your loan.

If you pay the loan out over 15 years rather than 30, your monthly payment will be $2,613 a month (ouch!). But the total amount you will repay over the term of the loan will be only $470,397 - saving you a whopping $212,235

· Make repayments at a higher rate

A good way to get ahead of your mortgage commitments is to pay it off as if you have a higher rate of interest. Get a loan at the lowest interest rate you can and add 2 or 3 points to your repayment amount. So if you have a loan at about 6.5 percent and pay it off at 10 per cent, you won't even notice if rates go up. Best of all, you'll be paying off your loan quicker and saving yourself a packet.

· Make more frequent payments

The simple things in life are often the best. One of the simplest and best strategies for reducing the term and cost of your loan (and thus your exposure should interest rates rise) is to make your repayment on a fortnightly (bi-weekly) rather than monthly basis. How can this make a difference I hear you ask? It works like this:

Split your monthly payment in two and pay every fortnight. You'll hardly feel the difference in terms of your disposable income, but it could make thousands of dollars and years difference over the term of your loan. The reason for this is that there are 26 fortnights in a year, but only 12 months. Paying fortnightly (bi-weekly) means that you will be effectively making 13 monthly payments every year. And this can make a big difference.

Using our example from above, by paying monthly, you will end uprepaying $682,632 over the term of your loan. But, by paying fortnightly (bi-weekly), you will save $87,254 in interest and 5.8 years off the loan. Zero pain to you, major benefit to your pocket.

· Hit the principal early

Over the first few years of your mortgage, it may seem that you are only paying interest and the principal isn't reducing at all. Unfortunately, you're probably right, as this is one of the unfortunate effects of compound interest. So you need to try everything you can to get some of the principal repaid early and you'll notice the difference.

Every dollar you put into your mortgage above your repayment amount attacks the capital, which means down the track you'll be paying interest on a smaller amount. Extra lump sums or regular additional repayments will help you cut many years off the term of your loan.

· Forego those minor luxuries

This is the bit you don't want to read. Once you have a mortgage, your life is likely to be luxury-free (or at least pretty close to it). Think of all the weight you will lose by giving up your favourite indulgent snack. For the sake of your health you should quit smoking and drink less anyway. Take your lunch from home and save on bad fast food. Trust me, your body will thank you for it.

If you're still not convinced consider the following example. A typical day may include a pack of cigarettes ($10), a coffee and donut ($5), lunch ($12) and a couple of beers after work ($8). That's $35 a day or $175 a week or $750 a month or $9,100 a year.

Assuming a mortgage of $300,000 at 6.5 per cent over 30 years, by making $750 in extra repayments each month, you'd save more than $216,000 in interest and be mortgage free in just over 14.5 years.

No one is saying you should live a convict existence but just cutting down a little on your expenses will see you reap huge financial benefits.

3. Get a package

Speak to your lender about the financial packages they have on offer. Common inclusions are discounted home insurance, fee-free credit cards, a free consultation with a financial adviser or even a fee-free transaction account. While these things may seem small beer compared to what you are paying on your home loan, every little bit counts and so you can use the little savings on other financial services to turn them into big savings on your home loan.

There are also "professional" packages on offer for amounts over a certain limit, which can be as little as $150,000. Some lenders offer discounts to specific professional groups or members of professional organizations. Ask your lender if your occupation qualifies you for any discount. You might be pleasantly surprised. There are all sorts of discounts and reductions attached to these packages so make sure you ask your lender about them.

4. Consolidate your debts

One of the best ways of ensuring you continue to pay off your loan quickly is to protect yourself against interest rate rises. If your home loan rate starts to rise, you can be absolutely positive about one thing - your personal loan rate will rise and so will your credit card rate and any hire purchase rate you may happen to have.

This is not a good thing as the interest rates on your credit cards and personal loans are much higher than the interest rate on your home loan. Many lenders will allow you to consolidate - re-finance - all of your debt under the umbrella of your home loan. This means that instead of paying 15 to 20 per cent on your credit card or personal loan, you can transfer these debts to your home loan and pay it off at 7.32 per cent.

As always, any extra repayments or lump sums will benefit you in the long run.

5. Split your loan

Many borrowers worry about interest rates and whether they will go up but don't want to be tied down by a fixed loan. A good compromise is a split loan, or combination loan as they are often known, which allows you to take part of your loan as fixed and part as variable. Essentially this allows you to hedge your bets as to whether interest rates are going to rise and by how much.

If interest rates rise you will have the security of knowing part of your loan is safely fixed and won't move. However, if interest rates don't go up (or if they rise only slightly or slowly) then you can use the flexibility of the variable portion of your loan and pay that part off more quickly.

6. Make your mortgage your key financial product

Mortgage products known as all-in-one loans, revolving line-of-credit or 100 percent offset loans allow you to use your mortgage as your key financial product. This means you have one account into which you can pay all of your income and draw from for your living expenses by using a credit card, EFTPOS or a checkbook, as well as making your mortgage repayments..

These types of accounts can make a huge difference to the speed at which you pay off your loan. Because your whole pay goes into your mortgage account you are reducing the principal on which interest is charged. Sure, you might take a couple of steps back as you withdraw living expenses but careful use of this sort of product can get you thousands of dollars ahead of where you'd be with a "plain vanilla, pay once a month" home loan.

These loans work well when you are able to make additional payments towards the loan. If you are only able to make the equivalent of the minimum repayment on your loan (and not put in any extra) you may be better off with a cheaper standard variable or basic variable loan. However, it's not unusual for dedicated borrowers using these types of loans to cut the term of a 30 year-old loan to less than ten.

7. Use your equity

If you have already paid off some of your home, you are said to have equity. Equity is the difference between the current value of your property and the amount you owe the lender. For example, if you have a property worth $500,000 on which you owe $150,000, you are said to have home equity of $350,000, which you can re-borrow without having to go through the approval process by accessing it through your existing loan.

Many lenders will allow you to borrow using your equity as collateral. Most lenders will allow you to borrow up to about 80 per cent of the loan-to-value ratio (LVR) of your available equity. If you are careful, you can use this equity to your advantage and help to pay off your home loan sooner.

Using an equity loan to improve your property could be a good way to ensure that your home increases in value over time. But larger expenses such as cars and holidays that would have been paid by credit card are more affordable on the lower rate of your home loan.

8. Switch to a lender with a lower rate (But do your sums)

It may sound like a simple idea but switching out of your current loan and taking out a loan at a lower rate can mean the difference of years and thousands of dollars. If you have a loan that is tricked up with all the features, or even if you have a standard variable loan, you might find that you could get a no frills rate that is as much as a percentage point cheaper than your current loan.

However, before you jump the gun, check out what it will cost you to switch loans. For example, there may be exit fees payable on your old loan and establishment fees and stamp duty on your new loan. Work it all out and if it makes sense, go for it.

9. Stay informed - don't forget about your mortgage
Visit Mortgage Loan Hints.com

With any long-term commitment, there is always the temptation to let your mortgage roll along, make your repayments as they fall due and think as little about it as possible. As long as you keep up the repayments, there's not much else you need to do, right?

This attitude can be a big mistake. Keep yourself up to date with what's happening in the marketplace. You might find that there's an opportunity to put yourself well ahead of the game. Rates change, new products and changes in the market itself may allow you to seize an opportunity or negotiate a better deal.

Stay informed and stay ahead of the game.

10. Get a cheap rate and invest the difference

When interest rates are low, like now, it is usually safe to say that inflation is also low. Thus, bricks and mortar may not be the best place to invest. Try getting the cheapest home loan you can find and make the minimum repayment. This allows you to use the extra cash to invest in other, more profitable areas.

You may find that the return you get on shares or some other type of investment means that you have created a nice little nest egg which you can use to pay off a bigger chunk of your home loan than you might otherwise have been able to do.

But beware - high returns often mean high risks. Before undertaking any investment, invest in a consultation with a qualified financial adviser.

11. Run an offset account

Instead of earning interest, any money you have in your offset account works to offset the interest you are paying on your home loan. For example you may have a mortgage of $300,000 at 6.5 percent and an offset account with $50,000 in it earning 3 percent.

This means that $250,000 of your loan is accruing interest at 6.5 percent but the rest is accruing interest at just over 3.5 percent (6.5 percent on your loan less the 3 percent the $50,000 in your offset account is earning). Imagine how much you can save!

Of course, the best sort of offset account pays the same rate as your loan (100 per cent offset).

12. Pay all your mortgage fees and charges up front

Some lenders allow you to add to the amount you borrow instead of coming up with cash for your upfront costs. While this can seem a blessing try to avoid doing this. Consider the following example:

Borrower A borrows $300,000 over 30 years at 6.5 percent. Her upfront costs are $1,000 but she has enough cash to make sure she can cover these. Her total repayment over 30 years will be $682,632

Borrower B takes out the same loan but doesn't have enough cash to cover the upfront costs. So he borrows $301,000, at the same rate. Her total repayment over 30 years will be $684,907.

Two thousand odd-dollars might not sound like a huge amount but what could you buy with it if it stayed in your pocket?

13. Pay your first instalment before it's due

With most new loans, the first instalment may not become due for a month after settlement. If you can manage it (and your lender will let you), pay the first instalment on the settlement date. If you do this, you will be one step ahead of the lender for the term of your loan. Every little bit counts.

14. Shop around and make sure your lender knows it

One of the most powerful tools you can have in the search for the best home loan is information. Make sure you have rung half a dozen lenders and brokers (as well done some internet research) before you start talking to your preferred lender about getting a new loan or refinancing your existing loan.

Make sure you know what rates and features are offered by each of your lender's competitors on comparable products. Be ready to tell the lender what you are looking for and don't be afraid to ask for extras. If they want your business, and know you know what you are talking about, they may be prepared to work that little bit harder to get your business.

Don't be afraid to walk out if you aren't getting the best possible deal you can.

15. Make sure your loan is portable

If there is any chance that you will move house during the course of your loan (and let's face it, there is a strong chance), make sure that your lender will allow you to transfer your loan to a new property and that it won't charge you the earth for the privilege.

Be careful. If you sell up and buy a new house, you could find yourself down thousands in discharge costs on your old loan and establishment fees on your new one.

16. Avoid bridging finance

Someone once said bridging finance is so called because it allows you to "pylon" the debt. The joke's appalling, but so is bridging finance. Unless you get your timing right you could find yourself with two home loans at the same time - with the bridging finance element costing you an extra couple of percent premium on the standard variable rate.

Consider using a deposit bond or selling before you buy, as it will be much more cost effective for you than another loan.

17. Choose the loan that suits your needs

Choosing a loan is about knowing what you want. Draw up a table of potential home loans and rank them. Make a list of all the features that are important to you and rank them according to importance. Give each feature a score out of 5 - one for unimportant right through to 5 for indispensable.

Use this technique for ranking the loans on offer and pretty soon you'll see the one that's right for you. Remember, different loans have different purposes so you need to match a loan to your need. Taking out an interest only loan suitable for investors if you are planning to live in the house is just foolish.

Ditching the features you don't need can save you up to 1 per cent on the interest rate of your loan. Over 30 years that's a whole lot of money you've just saved yourself.

18. Don't be afraid of smaller lenders with cheap rates

Since the advent of the mortgage managers over the past five or six years there's been a lot of talk about smaller and "non-traditional lenders" and how they have forced interest rates down. With the property boom, plenty of opportunities sprang up for smart lenders with low fees willing to take on traditional lenders and many have done very well indeed.

Some borrowers worry about what might happen if their lender gets into financial trouble. Keep in mind that you've got their money - so don't worry too much. There are some smaller lenders whose names might not be readily familiar but whose rates might be enough reason to get in touch.

Be wary, however. Some of these smaller lenders can have huge hidden fees and charges. It is true that the interest rate might be much lower, but in many cases, they exit (or penalty) fees can be very high if you refinance or pay off your mortgage in the first couple of years. Of course, if you're planning on staying with that lender for some time, then these fees will not impact your pocket at all.

Why Should You Consider Loan Consolidation

Debt consolidation entails taking out one loan to pay off many others. This is often done to secure a lower interest rate, secure a fixed interest rate or for the convenience of servicing only one loan.

Debt consolidation can simply be from a number of unsecured loans into another unsecured loan, but more often it involves a secured loan against an asset that serves as collateral, which is most commonly a house (in this case a mortgage is secured against the house.) The collateralization of the loan allows a lower interest rate than without it, because by collateralizing, the asset owner agrees to allow the forced sale (foreclosure) of the asset in order to pay back the loan. The risk to the lender is reduced so the interest rate offered is lower.

Because of the theoretical advantage that debt consolidation offers a consumer that has high interest debt balances, companies can take advantage of that benefit of refinancing to charge very high fees in the debt consolidation loan. Sometimes these fees are near the state maximum for mortgage fees. In addition, some unscrupulous companies will knowingly wait until a client has backed themselves into a corner and must refinance in order to consolidate and pay off bills that they are behind on the payments. If the client does not refinance they may lose their house, so they are willing to pay any allowable fee to complete the debt consolidation. In some cases the situation is that the client does not have enough time to shop for another lender with lower fees and may not even be fully aware of them. This practice is known as predatory lending. Certainly many, if not most, debt consolidation transactions do not involve predatory lending.

What is a Federal Student Consolidation Loan?

A Federal Consolidation Loan is a loan that you can use to pay off all or a portion of your original eligible federal student loans. You combine (consolidate) your existing federal student loan debt into one new loan.

What are the terms of a Federal Consolidation Loan?

o The interest rate on a Federal Consolidation Loan is fixed, meaning it will not change over the life of the loan, even if the interest rates on other federal loans go up (or down).

o The interest rate is calculated from the weighted average of the interest rates of your
existing loans, rounded up to the nearest 0.125%, with a cap of 8.25%.

o There are no fees to apply for or receive a Federal Consolidation Loan.

o The repayment term is up to 30 years, depending on the total amount of your student loan debt, and there is no pre-payment penalty.

Why should you consider consolidation?

With a Federal Consolidation Loan, you can benefit from:

o Lower monthly payments

o Fixed interest rates

o Only one payment for your federal loans each month

o New or renewed deferments

Because you are allowed up to 30 years to repay your loan, your monthly payment can be significantly lower with a consolidation loan, although you may pay more in total interest over the life of your loan.

When should you consolidate?

Only loans that are in grace, deferment, forbearance, or repayment can be consolidated into a Federal Consolidation Loan. Loans that have an in-school status cannot be consolidated.

There are no deadlines. However, Federal Stafford Loans that are in the grace period (or in deferment) have the lower rate compared to loans in repayment (or forbearance). Because the current interest rate is used in the calculation to determine the weighted, fixed interest rate of your consolidation loan, you will save money over the long run if you consolidate while in your grace period or while in deferment. (If you choose to consolidate while in your grace period, keep in mind that your grace period will be cancelled when the consolidation loan is issued and you will begin repayment.)

Student loan consolidation

In the United States, federal student loans are consolidated somewhat differently, as federal student loans are guaranteed by the U.S. government. In a federal student loan consolidation, existing loans are purchased and closed by a loan consolidation company or by the Department of Education (depending on what type of federal student loan the borrower holds). Interest rates for the consolidation are based on that year's student loan rate, which is in turn based on the 91-day Treasury bill rate at the last auction in May of each calendar year.

Student loan rates can fluctuate from the current low of 4.70% to a maximum of 8.25% for federal Stafford loans, 9% for PLUS loans. The current consolidation program allows students to consolidate once with a private lender, and reconsolidate again only with the Department of Education. Once the student has consolidated their loans, the loans are set to a fixed rate based on the year they consolidated; reconsolidating does not change that rate.

Federal student loan consolidation is often referred to as refinancing, which is incorrect because the loan rates are not changed, merely locked in. Unlike private secton debt consolidation, student loan consolidation does not incur any fees for the borrower; private companies make money on student loan consolidation by reaping subsidies from the federal government.

Student loan consolidation can be beneficial to students' credit rating, but it's important to note that not all federal student loan consolidation companies report their loans to all credit bureaus; SLM Corporation (formerly Sallie Mae) does not report to Experian or Transunion, which means that students will have differing credit scores at Equifax, Transunion, and Experian.

Loans and Bad Credit Loans

Loans are a large part of the American economy from the loan institutions to the individuals who receive loan approvals. Loans provide consumers and businesses with financial clout to purchase or take financial risks with money that they do not yet actually have in their possession. Loan institutions encourage the entrepreneurial spirit that has made the US an economic powerhouse over the years. Even with the negative repercussions that can come out of misused or miscalculated loans, loans also play a pivotal role in the nation's economy.

For most households, it is virtually impossible to own a home unless a mortgage loan can be received to buy a house. Typical American households do not have the existing cash to pay for a home upfront and need the financial industry to prepay for their homes while they repay a loan with interest to a bank or mortgage company that approves their application. While even the most conservative financial management specialists agree that a mortgage loan is a reasonable commitment for most families, they also discourage other loan practices that can sink consumers. Most financial specialists generally agree that loans such as payday loans and cash advance loans should only be used in the most extreme of circumstances and only received if a consumer is able to pay back without rolling the loan over.

The interest rates for payday loans and cash advance loans are exorbitant and can be over 300% APR for an initial loan. There are, however, times that some consumers may be forced to consider one of these loans. In these cases, it is best to compare rates, services and charges in order to receive the best temporary loan for the money. If at all possible, try other avenues of financial help before resorting to these high interest rate loans. You may find that you can get a small loan from your credit union, a family member or a community organization that may offer small loans for extreme circumstances.

Of course, good money management techniques such as budgeting and savings provide more long term relief from those times that some unexpected circumstance saps your weekly earnings. It is always wise to attempt to set up an emergency fund of at least $1,000 that is not touched for any reason other than an extreme situation. If you car breaks down, your washing machine tears up or your child has an unexpected illness, an emergency fund can help you through some of the moderately difficult circumstances of life. Always make sure to replenish your emergency fund as soon as possible in order to be prepared for the next inevitable crisis.

Payday and cash advance loans are generally not received in large loan amounts as are unsecured or secured personal loans. Personal loans can be used for a variety of reasons such as debt consolidation, mortgages, car loans, student education or home improvements. An unsecured personal loan can be approved for varying amounts depending on several consumer variables. An unsecured personal loan is not approved based on collateral but is based on credit history and income to debt ratio. Although it is possible to receive a bad credit loan, most substantial unsecured loans are approved on the basis of credit history and earnings. It is important to keep a good credit score in order to receive substantial loans. For consumers that have scores over 700, it is relatively easy to pick and choose your lending institution.

Such habits as paying bills on time, developing a positive long range credit history with credit cards and showing a few major payoffs such as mortgages go a long way in securing the best credit scores. A positive debt to income ratio is important as well in receiving an unsecured loan and it assures the lending institution that you are not in over your head financially if your earnings far exceed your monthly expenditures. For those who have good credit, secured loans are very easy to obtain especially since valued collateral is required as surety against the loan. Lending institutions that approve secured loans are relatively sure they will have little risk in receiving their loan amount through your collateral even if you default.

Another common type of loan that many Americans assume at one time or other in their lives is a student loan. These loans make it possible for students to meet the cost of higher education whether they are just out of high school or are mature students who want to further their education later in life. There are many types of student loans available to anyone including federally subsidized loans or student loans without subsidization. Generally, federally subsidized loans require less interest at pay back time than do regular student loans through other financial institutions.

Whether it is a student loan, personal loan or any other type of loan, it is possible to receive a loan in almost any circumstance provided you are an American citizen and can prove your intention of repayment to the loan institution. Approving loans is important business for banks and other lending institutions, but just as equally important for Americans who need advance cash on the money they intend to earn over a lifetime, so that they can purchase homes and other expensive family necessities while they are young enough to enjoy them. "But seek ye first the kingdom of God, and his righteousness; and all these things shall be added unto you." (Matthew 6:33)

Secured Business Loan - Providing A Conducive Atmosphere For Business Growth

The amounts that a business will need as a business loan will generally be large. Unless, it is a bank that has utmost confidence on the borrowing enterprise, most banks and financial institutions will balk at the idea of lending a large sum to enterprises without any guarantee. This explains the genesis of secured business loans. A secured business loan is one where the borrowing enterprise pledges loan repayment by offering the loan provider a lien of certain asset/ assets.

Borrowers do get business loans without having to pledge any such lien to the loan provider. These are known as unsecured business loan. However, such opportunities are not easily available. And if they are, the terms on which they come are very expensive. The APR that borrowers of the latter category will have to shell is many percentage points more than the Secured business loans borrower.

Would you, as a borrower of business loan, unnecessarily increase the cost of finance to your business, knowing well that the assets are being pledged and not sold out? The assets pledged in secured business loans are available for use by the borrower. It is only when the loan is not paid in full that the loan provider undertakes to repossess the asset forming collateral. Is it that the creditors of unsecured loan do not demand repayment if the borrower doesn't pay. In this case, the loan provider has to demand repayment. Since they do not have a direct stake on any asset of the borrowing enterprise, they will seek support from the courts in the recovery process. Often the borrower has to cough up the amount. Additionally, the borrower's credit history is tarnished because of these proceedings.

Secured business loans, thus is the safest bet for both the borrowing entrepreneur and the loan providers. Loans in this category will depend more on the value of collateral and the lending organisation chosen. Maximum amount can be had through a secured business loan.

Since the secured business loan has been used specially for use in business, one is able to better mould the business loan. One can use the business loan in a variety of purposes. Ranging from the daily requirements in the form of working capital, the business loan can also be used for expansion purposes.

Certain loan providers would insist on the borrowing organisation to fulfil certain preconditions in order to approve the loan application. Certain preconditions form standing orders that are applicable for the entire term of the secured business loans. For instance, loan provider will stipulate that the debt- equity ratio (the ratio of debt to equity in the capital) be kept to a particular level. Such preconditions amount to reduction in entrepreneur's control over his business. Lender may demand immediate settlement of the secured business loan if at anytime the condition is not met. The borrowing enterprise must discuss well with experts about the implications of such clauses, before consenting to loan deals.

As against individuals who would have to repay the loan through fixed monthly or quarterly instalment, entrepreneurs get to repay the loan through repayments that are flexible. Entrepreneurs, owing to their fluctuating income structure, get to pay through instalments that are not fixed. In periods when the business is going strong, the entrepreneur will pay a major part of the loan. This will be used as a pretext to smaller payments or payment holidays, as the case may be.

Online processing of loans has caught up with secured business loans as it has with the personal loans. An entrepreneur planning to draw a secured business loan shall simply fill up the loan details and initiate the process of approval. The web technology is used by a few borrowers to compare between a number of loan deals available. The loan providers short-listed are requested to send a loan quote defining the terms of the secured business loan. This is a very important and effective technique of drawing information about the pros and cons of loans.

Proper planning must precede any decision to draw a secured business loan. The business not only has an asset on stake, it is also the reputation of the enterprise that is tarnished when the business does not pay in full. Since a business is always in need of finance, it cannot afford to lose on reputation. This will make things difficult when the enterprise is again in need of loans. They will have to do with business loans on stricter terms because of the bad credit history. Businesses must thus decide the use or need of secured business loan beforehand.

Get the Facts Before You Borrow: Payday Loan 101

In the current economic climate, alternative means of obtaining money to make ends meet are becoming increasingly necessary. Some alternatives include borrowing money from friends/relatives; cash advances from employers; pawning personal effects and payday loans. Also known as a check/cash advance loan or deferred deposit check loan, the payday loan is the most popular among these. As payday loans grown in popularity, more and more people want to know just what a payday loan is, and if it is the right solution for their situation.

SO, WHAT IS A PAYDAY LOAN?

A payday loan is an unsecured, short-term loan of anywhere from a few hundred dollars to as much as fifteen hundred dollars in some instances. A borrower generally secures the loan by post-dating a personal check for a specific amount of money to be posted against their account on their next pay period. Payday loans are designed to help out in situations when you need quick cash to cover an unexpected bill or an emergency situation until your cash comes through or is made available.

A payday loan is NOT a revolving line of credit. It is short-term and that is a key factor in this type of loan. The idea is to take out the loan to cover a small bump in the road or to smooth out any rough financial edges until your next payday. If you are thinking of the payday loan as way to repair a much bigger financial problem, the advice is to STOP! A payday loan can create bigger problems down the road when used as part of an overall troubled cash flow situation.

SO, WHAT IS A PAYDAY LOAN?

The most important thing to remember about payday loans is that they must be repaid on time in order to avoid paying insane fees that could potentially equal or surpass the amount of the loan itself! It is the renewing of the loan and failing to repay it on time that can create a major financial dilemma for the borrower.

Most loans have a repayment period of four to eighteen days depending upon the terms negotiated with the lender. The repayment schedule and the method of repayment is arranged at the time the loan is disbursed. More often than not, the borrower will agree to pay the loan in full with cash on or before the due date. Additionally, some lenders may opt to collect on the loan by depositing the borrower's post-dated check against his/her bank account on a mutually agreed upon date.

With payday loans, there is a fixed rate fee calculated into repayment on each loan disbursed. The average rate is $15.00 to $20.00 dollars per $100.00 dollars borrowed. Due to the nature of the quick turn-around time of payday loans, the annual percentage rate or (APR) is generally very high. It is not uncommon for the (APR) to be 100%, 200% or even as high as 400% in some cases.

If a borrower is unable to repay a loan at the scheduled time, the lending institution may agree to rollover the loan allowing more time for repayment. The drawback to rolling a loan over is that additional fees are added to your account. For example, if the fee to borrow $100.00 is $15.00 and the borrower rolled over the loan three times, then the new fee would be $60.00. That is the original $15.00 fee plus three times that fee itself added to each $100.00 borrowed.

WHAT ARE THE REQUIREMENTS FOR A PAYDAY LOAN?

Generally, the only major requirement for a payday loan is that you have a job. Your job is your assurance that you will be able to repay the loan. It is expected that you will be receiving a paycheck, and therefore, the money to cover the loan. Good credit isn't necessary or even required for the payday loan to be approved. The lending institution only wants to see that you are employed and have a steady income. In essence, your job is your collateral

Getting a payday loan is actually a simple procedure. You apply, and if approved, sign paperwork that indicates your promise to repay the loan on the lender's terms. Be sure to take the time to carefully read the terms of the loan and do not be afraid to ask questions about what those terms mean. Often, these kinds of contracts are written in a legalized, financial jargon that is not easily understood by the average consumer.

BORROWER BEWARE!

If you feel the lender's representative is not able to fully answer your questions, please say so! If the terms of the loan are not clear to you, do not take the loan until you fully understand them. Teachers always say that the only stupid question is the one you don't ask. This is true! Again, if you do not understand all the terms of the loan, do not sign paperwork until those terms have been fully explained to you. Otherwise, you are legally bound by those terms that could prove disastrous for you if you fail to act in accordance with the terms of the loan. We would like to think that everyone is above board, but not all lenders are. Unfortunately, there are unscrupulous lenders out there who intend to make a profit at your expense.

It has been noted by the NAACP and the Department of Defense that payday loan offices have strategically opened offices near military bases and in socio-economically disenfranchised areas where the demographic is largely African American and Hispanic. Many reputable financial institutions, consumer groups, and civil organizations are doing all they can to shut down payday loan offices, but their efforts to date have been largely unsuccessful.

BORROW IF YOU NEED TO, BUT BE SMART ABOUT IT!

With the often strict guidelines used by reputable lenders, many people are getting caught up in the cycle of payday loans because of their immediate benefits. When emergencies occur and cash is needed, payday loan companies offer fast, hassle free cash. More often than not, most have no minimum credit requirements and do not perform background checks. In most cases, all that is needed to secure a payday loan is a recent pay stub and proof of a checking account. In these regards, payday loans and cash advances do offer consumers financial options in emergencies. On the other hand, more and more people are getting caught up in this vicious cycle of borrowing which can lead to financial ruin. This is not good, especially considering that the loan was probably taken out to avert a financial disaster in the first place. With pros and cons like these, it would seem that the best advice would be to borrow if you absolutely must, but do so with extreme caution.

Being proactive is probably the best strategy or, as conventional wisdom holds, "an ounce of prevention is better than a pound of cure". Take an honest look at your family finances and come up with creative ways to not have to borrow. Consider trimming the fat out of your budget, pledging to save a little money from each paycheck, and reducing credit card and revolving debt.

A little effort on your part can make a huge difference not only in your financial situation, but in your quality of life as well. Nevertheless, if you must take out a payday loan, remember the following key points:

- Payday loans are NOT revolving lines of credit

- Repay your loan on time!

- Do not plan on rolling your loan over. Plan, instead, to pay it off

- The only "stupid" question is the one you don't ask

- Payday loans have terms & conditions of repayment. Know and abide by them

- Payday loans can ruin your finances and jeopardize your job if you are not careful

- An ounce of prevention is better than a pound of cure

Understanding the Dynamics of Instant Loans

Before taking the decision to utilise an instant loan, decide what an instant loan actually means to you. Does it mean a loan that gets you money in a single day or is it simply a loan that is approved fast? Though they appear similar, they are not. These are two entirely different cases and depending on the case specifications, are offered to borrowers.

In the first case, the loan is approved quickly because of a special requirement of borrower. Borrowers, in a few cases require loan urgently. They may not have been able to maintain the desired gap between application and approval because of the uncertain nature of the expense for which the loan is needed. In spite of this, the borrower is given an instant loan, while the service charges are upped.

Next are Instant loans where the loan provider accepts that it his responsibility to approve the loan application fast, so that the borrower can instantly utilise the loan amount sanctioned. In the former class of instant loans, the lure of an extra rate of interest works in order to facilitate a fast approval. The desire on the part of the loan provider to be efficient and effective creates the latter class of instant loans.

For the purpose of ease in recognition, we will refer to the first case of instant loans as fast loans and the second class of instant loans as instant loans itself.

In order to make the resources available within a day, the loan provider in case of fast loans skips several steps that are involved in the normal loan processing. It must be acknowledged that there are a number of sub-processes that need to be carried out before processing the loan. Some of these like the credit check are necessary for determining the reliability of the borrower. The other set of processes, which includes property valuation (in case of secured loans only), is necessary for deciding the amount that a borrower will qualify for. Though these processes are time consuming, they are not superfluous. This explains the reason why fast loans carry a higher rate of interest. By diverting from the normal loan processes, the loan providers are creating a degree of risk involved.

For an acceleration of the process of approval of instant loans, the borrower need not spend any extra penny. It is purely out of the efficacy of the loan providers that the instant loan is made possible. This was the need of the time and a measure to reduce customer dissatisfaction, which led loan providers to redesign their working procedure to increase the pace of loans approval. Instant loans do not advocate an omission of important sub-processes. It requires the use of methods that increase the speed of approval while not putting the lent funds to danger by skipping important processes and sub-processes.

Online processing of loans is of special help in making instant loans possible. Online processing of loans does not simply mean using a computer for sorting and arranging data. It means accepting application through net at any time of the day and night. This also includes a response on the loan query that is easily forwarded to borrowers. Since work at some loan providers goes 24x7, borrowers are assured of help at times when they can least expect it. Multi-tasking or the ability to perform various sub-processes more than one at a time will also be helpful.

A special type of instant loan is payday loan, which are characteristically fast in approval. Borrowers who have emptied their monthly paycheque and need money to disburse an occasional or regular expense will use a payday loan. The amount involved in a payday loan is relatively less. The amount ranges from £80 to £500. A payday loan is so fast in approval that a borrower gets the amount immediately on the day following the application. The payday loan is credited directly into the bank account of the borrower. Cash advance loan and no fax payday loans are some of the classes of instant loans that are prevalent nowadays. A payday loan is lent out till the borrower receives his next paycheque. The paycheque serves as the collateral for the purpose. Borrowers may get an extension in the term of repayment of payday loans.

Given the highly unexpected nature of the expenses, borrowers will find instant loans really useful.

Instant payday loans are based on the borrowers next pay period. Instant cash loans are also similar requiring little documentation and regular income proofs. Both the loan types are for short term and small loan amounts.

There are instant personal loans and instant secured loans also. Instant personal loans are an extensive term providing a huge variety of interest options and repayment terms. So how does it feel like having money right when you don't have any left? It sure feels good. Instant loans do provide along with the confidence to be in control of your finances.

Even With Credit Problems... You Can Get A Loan Within 30 Days, If You're Willing To Work At It

A wise friend once told me that *extraordinary people* are just *ordinary people* who do extraordinary things.

It's the same way with loans. People that get loans after being turned down are not extraordinary people, they are ordinary people who do extraordinary things to get their loan.

Here's an example of what these extraordinary things could be for those that may have been previously turned down for a loan or that may have credit problems:

-Correcting incorrect credit issues

-Getting good advice and sticking to it

-Not giving up if the first lender says "no"

Keep in mind that this article is not designed to replace financial or legal advice. If you need financial or legal advice, you should seek the services of a competent professional.

There is a lot of information about personal loans that is just plain ... wrong! It is our desire to set the record straight here.

We are also sick of how the credit bureaus seem to think that they are the ultimate authority as to who can get a loan. If you don't agree with the credit bureau--you can forget about any chance of getting a loan--or so they say.

There has to be a solution somewhere.

Some of you reading this have more extended credit problems that you have to deal with every day. I know that it is not fair that you are continually punished with excessive interest rates and loan turndowns.

Why Credit is So Important Today

If you have good credit, it seems that you can walk into any store and say *charge it* and walk out with hundreds, if not thousands, of dollars of merchandise.

For millions of Americans, good credit like this seems so hard to attain. Many of us are able to start off with credit cards and loans--but over time, an emergency comes up and causes us to get behind on a payment.

In many cases, we find a way to financially recover, but the credit damage lingers on for a long time. Once this happens, everything you purchase on credit costs a lot more.

If you have ever desired to be debt free, it is important to have the best credit possible. That way you do not have to pay extra for everything and the money you spend goes to pay down debts as quickly as possible.

If you have credit problems and are applying for a loan, one of the best things you can do is prepare a list of the loans and credit cards you have paid off in the past. Give this list of good credit references to the lender when you submit your application.

This will help the lender in the loan decision because many credit reports do not list your good credit or *on-time* references. However, when you are late with a payment that information shows up quickly.

More and more lenders are finding ways to help people that don't *fit in the box.* But there are still millions of people that are turned down for a loan each year. It is those people that we want to help by giving them the ability to get a fair shot at rebuilding their credit and getting loans.

The first thing to do in rebuilding your credit is to get a credit report from each of the three major credit bureaus: Experian (TRW), Equifax and Trans Union. Check each report carefully for errors and any derogatory information.

Do not get a tri-merged report where all the information is combined from these three credit bureaus. A tri-merged report makes it hard to distinguish which credit bureau reported which individual item.

If you tell one credit bureau about a disputed item that is on a different credit bureau's report, you may now find that both credit bureaus will report it--leaving you worse off than before.

When you get your credit report, you will also receive paperwork that will allow you to dispute incorrect information. Fill it out and send it to each credit bureau for any inaccurate information being reported.

The following list shows the rank of derogatory information in order of damage caused. The hierarchical ordering, from most damaging information to least damaging, is as follows:

Bankruptcy

Foreclosure

Tax Liens

Defaulted Loans

Repossessions

Judgments

Collections

Late mortgage payments

Late revolving credit payments

Credit Rejections

Inquiries

When you get credit reports from each of the three bureaus, you will find that some of the questionable information is duplicated on one or both the other credit reports, but not all will be.

It is very important that you dispute each questionable item individually.

If you try to dispute *several items* at the same time, the credit bureau may claim that your request is frivolous and refuse to investigate it.

Creditors do not have to report to the credit bureau. So if you dispute an item and the creditor does not verify it, then the item will be removed from your report. The credit bureau has 30 days to verify the information.

Personal Loans Defined

You see the term personal loans used by a lot of different lenders. Each lender may have a different idea of what a personal loan is.

Some lenders define it as a small loan secured by real estate. Some lenders define it as a small loan secured by an asset. Some look at it as a loan only secured only by your promise to repay (a signature loan).

When working with a lender, you need to decide what it is that you will use to reassure the lender you can repay the note.

Keep in mind that it is easier to get a loan secured with real estate if you have credit problems, than it is to get an unsecured personal loan.

Once decided, you need to only work with lenders that handle the type of loan you are looking for.

For Credit Problems

If you have credit problems, your choice of lenders is very narrow. Your best bet is to contact lenders and explain your situation, then see what they say.

Also ask your friends who they have gone to for loans, you might find a good introduction to a loan officer that way.

Getting Personal Loans

The application process for personal loans is fairly simple and you can usually have an answer within minutes of applying.

Be sure you bring the following information with you (or you may already have some of it memorized):

--Current and Previous Address

--Social security number for yourself and spouse

--Salary information & paycheck stubs

--Two years' tax returns (if self-employed)

--Drivers' license and vehicle information

--Employer address and length of employment information

Applying for a Personal Loan if you Have Credit Problems

If you have credit problems, you may already be aware that the process becomes more complicated.

You'll have to explain what the situation was that caused the credit problem and then see if the lender will go for it.

If you have credit problems, do not apply for a loan until you get your credit report into the best shape possible. Otherwise, what happens is that when you apply, it creates an inquiry on your credit file and when subsequent lenders see that inquiry it makes it harder to get a loan. In other words, each lender will think, "why should I give you a loan when XYZ company down the street turned you down?"

If you need the loan quickly, and have credit problems, you are limited in what you can do. One of the best things we have found is to go to lenders that you have loans with currently and ask for an increase in the credit line you have. This works best for lenders where you have an *on-time* payment history.

Explain the situation to your lender and that you want to try to keep any credit problems from getting worse.

If this doesn't work, your next move is to go to lenders that you had loans with in the past. Ask them if they can reopen a line of credit. Many lenders prefer to work with previous customers than having to find new ones.

If you have credit problems, getting any type of loan becomes very difficult. That is why we created http://www.Access2Loan.com because we believe everyone has a right to borrow money.

Common Problems in Applying for a Loan

The most common problem when people are turned down for a loan is from credit related items.

For example, one of our members had someone else's bad credit on his report. He did not find out until he went to apply for a loan and was surprised. In his first dispute, the derogatory information was not removed. Afterward, he checked with us. We told him that he needed to send a dispute to both the creditor and the credit bureau and that he needed to send copies of proof of payment. We also showed him what to do if that did not work. Fortunately, it was removed by following our advice and at last report he was approved for a $4,000 computer purchase.

Another problem is in verifying income. Many lenders will only consider income coming from a source that is at least two years old. What you can do to overcome this is to show paycheck stubs and bank statements covering several months.

Another problem is in understanding exactly when it is that you are applying for a loan. I know this sounds funny, but many lenders have made it look like you are preapproved when in fact, you are not.

For example, one nation-wide loan company is known for sending out letters stating that you are *pre-approved* for $3500-$5000. When you go in to get the loan check, they tell you that they will need some verification information so they know who they are giving the check to. They then ask you enough information to run a credit check (without telling you) and decide how much you can borrow. This is different than what many people would *expect* for a pre-approved offer.

Because they do not tell you about running a credit check, it can hinder your ability to get a loan somewhere else--because of the added inquiry.

If you have credit problems and still want to try for a loan like this, insist on seeing the manager before applying and tell the manager your situation and ask what options are available.

Don't let anyone run a credit check if you do not have a chance for approval-any more than 5-6 inquiries in a 6 month period will hurt your chances of getting a loan.

If these sources don't work, try the bank where you have your accounts. Some do loans, some only do credit cards, and sometimes you can use a credit card in a manner that you would with a loan. Your local bank may be willing to overlook a few problems, in order to keep your business.

How to Get Cheap Home Loans with a Bad Credit

It's been years since you made any major improvements to your home and it's about time. Your spouse and children are also urging you to give the house a facelift. So, what do you do? Dip into your savings? Great! But that's only if you've enough stashed away in there. Go in for a regular loan? But you can't, because you've a bad credit history, a difficult to prove income and just no down payment capability. And besides, regular loans are only meant for house construction and not for renovations. So what're you to do?

Those with bad credit understand how difficult it can be to try and get a loan for buying a home or refinancing an existing home mortgage loan. Although, most loan companies may tell you that if they can't help you, no one can, that is simply not true. People with adverse credit history may need to put in a little more effort to search out the right home loan, especially with a decent interest rate. Every mortgage loan company varies in its offer for a home loan. A program that is impossible for one company can be very much possible for another. Some mortgage loan companies specialize in home loans for people with less than perfect credit and have more lenient qualifications than others. The key to getting approved for a loan with poor or bad credit is persistence!

Defining home loans

Home loans are not much different from the average loans extended by mortgage loan companies. They've interest rates, points and fees. They can be compared online, and they've seasonal trends. The only real difference is that, as a borrower with a less than stellar credit record, you may have to pay a slightly higher rate for this loan to negate the mortgage loan company's increased risk.

Some home loans are specifically designed to help you fund essential home improvement projects. By encouraging you to make improvements to your home, the mortgage loan company helps increase the market value of your property. But, how does a mortgage loan company stand to gain by extending such a loan? Simple, it makes money through additional interest that you pay for this loan.

Thus, it is important to prepare yourself with information about home loans and compare the offers of various mortgage loan companies to make sure you get the best deal.

Advantages of mortgage loan companies

There are a few things you need to know about mortgage loan companies. These companies specialize in providing home loans for people like you, who are in less than ideal situations. For this, a mortgage loan company takes risks that the average bank refuses, namely offering home loans to people with bad credit. If you have bad credit or declared bankruptcy, a mortgage loan company takes a big risk by extending this loan. People with bad credit are seven times more likely to default on loans. As a result, these companies make up for this risk by levying higher interest rates and fees and also ensure they make a profit. But the end result is that you get the loan, which you may not have raised from other avenues. However, the smart thing to do is to cast your net wide while short-listing such mortgage loan companies.

Searching the best mortgage loan companies

It's important to remember that just because you've bad credit, doesn't mean you should accept the first home loan offer that comes your way. Interest rates and fees on a home loan vary from one company to the other, so it pays to shop. The best way to compare a home loan is to go online. While comparing, remember to enter the same information for each mortgage loan company, since different loan amounts, down payments and income levels affect the rates. This also helps to get a quote for the same risk level.

If you're planning to purchase a home for the first time or refinance an existing mortgage despite an adverse credit history, you may do well to compare the offers of the various mortgage loan companies before you accept a home loan offer. Certain companies specialize in offering home loans to people who have a high-risk credit history in return for charging higher rates and fees. How much is charged on these loans varies and offers can be quite competitive. Therefore, it is best to compare the rates.

There are several ways by which you can discern which home loan will suit your purpose. A few pointers are:

Check online: Web sites of mortgage loan companies offer a convenient way to gather home loan quotes. Since mortgage loan companies are in competition with each other, they offer their best quotes. In addition, they also extend facilities like online applications and the like. So, spend some time on the net to get the best quotes, it would be time well spent.

Compare rates: The interest rates charged by a mortgage loan company on a home loan are bound to be higher than any other type of home loan, where credit, income and down payment are all optimal. And they can vary greatly. There're some mortgage loan companies that, for the same set of qualifications, offer an interest rate of 7 percent, which is a bit over the bar, and then there are others who may quote 9 to 12 percent or more. Now, if this is all for the same qualifications, you could be shelling out hundreds of extra dollars a month in payments, just because you didn't search properly. Make sure not let the mortgage loan companies take advantage of your situation.

Look at the fees: When a mortgage loan company offers you a home loan, be sure to add up the fees from each financing package and compare those with the interest rates. You should also compare closing costs and other fees in the financing package, which at times does add up to hundreds of dollars. Although, adverse credit is likely to result in some fees, it should not be excessive. As a general rule, fees should be included in the price of the home loan. You should expect to pay up to five points for most home loans. There are always exceptions to this, but comparison-shopping should give you an idea of what is reasonable. It is good to remember that fees and terms can be better for borrowers during the off-season.

Cater for down payment: No mortgage loan company will offer a home loan to a person with a bad credit record without a down payment. The larger the down payment, the easier it is for you to secure a home loan. A down payment for a home loan between 5 percent and 20 percent is usually required for people with a credit score of less than 600. A down payment of 20 percent or more will save you from the expense of PMI.

Read the terms: Once you have finalized a home loan offer, make sure you know what type of deal you are getting into. So, be clear about the terms and conditions by reading the fine print. Some mortgage loan companies charge high fees for late or missed payments. While late fees are common, they should not be extreme. You can also get the documents vetted by a lawyer. The point is that you should be comfortable with all the terms before you sign. If you've any questions, don't hesitate to contact the mortgage loan company for clarifications.

Applying for a home loan

The best way to apply for a home loan is through mortgage loan company services. These services can be accessed online. What they do is to take your application and resubmit it to multiple mortgage loan companies. Each application is usually sent to hundreds of such companies asking for the desired home loan. The response varies, but at least four home loan offers are assured for each application. These online mortgage loan company services can help people in almost every state from Florida to California.

The advantage of this process is that most of these mortgage loan companies won't even pull your credit when you apply for a home loan, which is good since multiple inquiries on your credit report can drop your credit score a bit, and if you have bad credit to begin with, you certainly need to score as high as possible.

Once a mortgage loan company processes your information and finds everything in place, it will forward the documents for your final approval and signature. The whole process is completed in a matter of days.

If you are patient and persistent, you can hope for a home loan from a mortgage loan company that has the least interest, even if you score low on credit.
